The Situation

A fire affected a two-story townhouse, originating on the patio. The resulting damage affected siding and roofing on the exterior, with heavy smoke and water damage to the lower level and direct fire damage to the upper level.

How We Advised

J.S. Held was engaged to provide a scope of demolition, a scope of repairs, to facilitate the bidding process, and to review submitted bids with recommendations and to review the cost of emergency work.

After reviewing the project and damages, the demolition scope was issued to an emergency contractor; we discussed the budget of the emergency work with the adjuster and the contractor, and they were granted the go-ahead to continue the mitigation process.

While the demolition was underway, J.S. Held developed a scope of repairs. There was significant structural damage to the roof and exterior wall which required the involvement of a structural engineer and an architect. Once the scope was completed, J.S. Held engaged three bidding contractors who submitted their bids at the end of the bidding period.

The challenging part in this project was separating the base building finishes from the unit improvement claimed by the homeowner as the original finish for the unit. At the end, J.S. Held was able to separate the questionable items from the base scope of repairs excluding significant items in cost of repairs.

An emergency contractor submitted a higher bid, but was able to match a lower bid with a drop of overall cost of approximately 25%.

J.S. Held also reviewed the cost of emergency mitigation and was able to decrease the eventual cost of emergency by approximately 65%.
