Description:

  • 100 residential units over one story of office space (five stories of wood framing over two levels of Concrete podium)
  • Located at 355 NW 6th Street in Portland, OR

The Situation

  • Very constrained site located at 6th and Flanders in downtown Portland
  • Required installation of new structural shear wall on adjacent property prior to demolition
  • Required demolition of the existing three-story building that was adjacent to existing buildings on two sides
  • Required removal of hazardous soil and existing structures
  • Required the installation of bored piles and a radon mitigation system

How We Advised

  • Contractor rented warehouse space near the project site to store materials and efficiently scheduled deliveries as needed to not have material stored on site
  • Multiple designs and construction phases were required to deal with existing conditions
  • Continual testing was required to confirm the soil was hazard-free
  • Completion of 100 affordable housing units of various sizes, including single room occupancy and studios
