The Situation

An insured’s main production facility was greatly impacted by thermal damage, soot contamination, and water damage and corrosion from firefighting efforts following a major fire in the insured’s leased warehouse. This loss impacted the 120,000 sq. ft. processing plant and its equipment, with varying degrees of damage to locations within the three-level facility. The long term leased 200,000 sq. ft. warehouse space was a total loss and had contained tenant improvements such as a recycled paper infeed system and conveyor, the majority of offices, a maintenance shop, an outfeed finishing line, MCC panels, various MEP and HVAC units, a dust collection system, and over one dozen forklifts. The value of the equipment was approximately $32 million. Perhaps most significantly, the fire shut down all operations at the facility.

How We Advised

J.S. Held’s Equipment Consulting Practice was tasked with evaluating the equipment, determining the scope of damage, developing corrective action plans, onsite loss consulting, confirming whether repair or replacement proposals were completed correctly, and providing an accurate estimate. J.S. Held teamed up with the plant manager, risk manager, engineering department, and purchasing department to jointly assess the scope of damage, provide mitigation experience, and help prioritize an expeditious recovery plan. In addition, we engaged J.S. Held property damage building consultants through our client to assist with the repair and restoration of the main building, as well as onsite clerking of the contractors involved with the restoration. The insured did not have the resources to restore and decontaminate all the equipment involved, but we were able to provide multiple experienced and proven vendors to ensure the project was not delayed. The facility began start-up five months after the event, and the building and equipment restoration were completed ahead of the original timeline. In addition, business interruption was mitigated through temporary measures and other actions. We assisted our client with presentations and information to keep the market members up to date and informed of progress.
