There was a restoration company involved with the initial tear-out, but the homeowner then engaged their own contractor to complete more tear-out and perform further renovations of the property in the same areas as the initial fire loss. The restoration company completed a repair estimate, and the homeowner’s contractor completed an estimate including the renovations. The adjuster was unsure of the correct amount to pay the homeowner, as both costs were substantially different.
J.S. Held’s consultant completed a site visit of the loss and met with the homeowner’s representative and the homeowner’s contractor. They were able to determine direct damage from the fire loss and documented the upgraded renovations that were completed by the homeowner’s contractor. Next, they completed a fire loss repair estimate; this included further tear-out in addition to original like, kind, and quality of cabinets, plumbing, windows, and siding. This established a common cost for just insurance related items. All parties agreed on the repair estimate that was established, and the adjuster was able to close his file that had been in dispute for approximately five months.
