The Situation

The client’s large distribution center experienced large scale environmental contamination after the initial opening of the facility, which followed a fast-track construction process. Multiple HVAC system design, installation, and operational issues were suspected as contributing to the conditions that created the environmental contamination. Upon our receipt of the assignment, the facility was shut down, impairing the client’s operations while the environmental contamination was eliminated. An expedited assessment of the HVAC system design, operation, and as-built conditions was needed to address any deficiencies prior to the re-opening of the facility to prevent the possible recurrence of environmental contamination.

How We Advised

J.S. Held’s MEP Engineering group was tasked with performing the necessary assessment of the HVAC systems at the client’s facility. Our scope of work included a comprehensive site visit to observe and document the as-built conditions as well as a review of design plans, construction documentation, and HVAC commissioning activities at the facility during construction. In completing our analysis, we also gathered information from discussions with the client’s contractors, the client’s 3rd party facilities maintenance staff, and the client’s internal staff. From our analysis, we were able to identify multiple deficiencies that needed to be addressed prior to re-opening the facility and we identified some best practices for implementation at future client sites under construction.
