J.S. Held was engaged by the insurance company for a desk review only. A site visit and inspection were not carried out by a building consultant. J.S. Held was to review the estimate submitted by the restoration contractor to ensure that the scope of work was accurate and in line with the recent damage(s). We were also engaged to create a control estimate for costing purposes.
A 360-degree walkthrough was provided by the contractor and reviewed by J.S. Held’s consultant. Following the review of the 360-degree walkthrough, a control repair estimate was written into the estimating software.
The estimate submitted by the restoration contractor and reviewed by the J.S. Held consultant allowed for the full replacement of the continuous hardwood flooring throughout the same level of the home as the bedroom. J.S. Held’s control estimate reflected the same.
The control estimate written by J.S. Held provided savings of $12,039.64 to the insurance company.
Additionally, J.S. Held’s consultant reviewed the insurance company’s estimating guidelines and provided a second estimate. This estimate reflected the company’s guidelines limiting the repairs and floor replacement to be confined to the affected room only.
This estimate, following this path and based only on the direct damage(s) as outlined in the guidelines, provided savings to the insurance company of $54,324.71.
This information and both options for paths forward were provided to the adjuster along with the recommendation to have the flooring validated by an approved flooring vendor for an accurate material cost for the hardwood floor.
