In this scenario, the affected building was a 34-unit condominium-style elder care facility that was damaged by a fire suppression loss in January of 2024. During an extreme cold snap, the heating room experienced an equipment failure, allowing the room to drop well below freezing for an extended period. This, in turn, allowed a fire suppression line to freeze and crack, causing a substantial water ingress. A total of 17 units in the affected wing required a complete move-out of residents and removal of substantial finishes and structural components to allow for drying and mitigation. During the drying process, substantial mold contamination was discovered.
Our Building Consulting team was engaged to oversee the project, including scope review, cost control, and payment recommendations, in a substantial time and material rebuild effort. This allowed for expedited completion of mitigation and repair tasks, getting the residents back to their homes with as little delay as possible and keeping the project costs in line with initial projections.
