The building was divided into three blocks with a total of 36 units. Block 14, Block 15, and Block 16 each had four apartments per floor for a total of twelve units per block. A fire broke out in one of the apartments, causing smoke and water damage throughout the building. The roof of the building needed to be removed and replaced along with the building finishes.
J.S. Held was retained to set and control costs with the contractor during the emergency portion of the job. To expedite rebuilding, the restoration contractor was engaged to start on time and material expense, with J.S. Held reviewing costs. We recommend a clerking service be run on-site to track times independently of the contractor. We also attended the site to document progress with 360-degree photos on the job. We reviewed the cost packages submitted by the contractor, cross-referenced time logs with the independent clerking, and invoiced packages with the backup documentation.
