Raphael is a Senior Consultant with 10 years of construction project management experience. His experience includes managing complex projects both as an owner and project management representative with a focus on budgeting and financial reporting.
Prior to J.S. Held, Raphael spent 10 years in a management role as an owner and owner’s representative. His experience includes roles as a project manager on multifamily residential projects, not-for-profit, educational, and cultural institutions focused on delivering successful execution of capital projects for owners throughout the design, build, and operate lifecycle.
Specifically, Raphael was the in-house project manager and third-party owner’s representative for a not-for-profit cultural institution on the West Side of Manhattan at Hudson Yards. As part of his role, he managed the $500M budget including both public and private funds, reviewed contracts and change orders, and produced financial reports.
Additionally, Raphael spent four years as an assistant project manager developing ground-up multifamily residential projects with responsibilities spanning the management of site feasibility studies, design, buyout, construction, and sales. The projects ranged from 13 to 25 units with budgets between $7-$20M. He has also worked on hotel and higher education renovation projects.
Raphael is a Senior Consultant in the Construction Advisory Practice of J.S. Held focusing on dispute resolution services as well as consulting related services to contractors and owners on project management, process improvement, change management, and damages quantification.
