James "Jim" Dyer has over 40 years of experience planning and managing building construction, renovation, and maintenance projects for commercial, multi-family, single-family, and HOA properties. His experience encompasses developing, implementing, and monitoring multi-million-dollar budgets and capital reserve plans, preventive and ongoing maintenance programs, water and fire damage restoration, asbestos and mold abatement, architectural control, seismic risk analysis, retrofit, and workforce oversight.
Much of Mr. Dyer’s career includes managing and directing maintenance and construction services at the Laguna Woods Village Community (formerly Leisure World), a 12,000-unit, 2,000-building retirement community in Southern California, one of the largest of its type in the country. He has served on numerous HOA Maintenance and Construction and Architectural Control Committees. He has worked directly with boards of directors, developers, contractors, engineers, industrial hygienists, and building officials on various building projects and programs.
In 2016 Mr. Dyer joined the structural engineering firm J.S. Dyer & Associates Inc. where he applied his extensive construction management experience to managing and coordinating a team of structural engineers and drafters conducting building seismic investigations and structural design for seismic retrofit, new construction, and tenant improvement projects.
Mr. Dyer performs the required submittal and processing documents for governing agency approval of seismic retrofit and building structural repair projects. He performs building accessibility assessments as needed for seismic retrofit projects. Mr. Dyer also conducts background research relative to seismology and other local hazards and, in concert with the structural engineering team, seismic risk assessment report preparation for properties in high seismic regions of the US, Canada, the Caribbean, and Mexico. He maintains a database of seismic risk-related information for over 1,200 buildings in a major industrial property owner’s portfolio.
