Jay Coughlin is a real estate, development, and construction executive with over twenty years of experience managing regional divisions for publicly traded corporations. His management experience includes product development, land acquisition, land development, community management, commercial, multi-family, and single-family construction, sales, supply chain management, government compliance, business plans, budgeting, facilities management, workforce management, strategic direction, business intelligence, and P&L experience with budgets over $100M. Jay has a consistent record of success in quickly assessing business needs and delivering results within complex corporate environments. Additionally, Jay led operational oversight and resolved construction issues nationwide for public homebuilding companies.
In his role as an owner’s agent, Jay’s responsibilities included direct supervision of general contractors, architectural changes, scope of work modification, HOA turnover, and oversight of third-party inspectors. His experience also includes interacting with insurance companies, mediation, arbitration, and courtroom testimony.
Jay Coughlin has presented written and oral expert witness testimony in alternative dispute resolution procedures, including mediation, AAA, and ICC arbitration proceedings. He has been involved in the deposition and trial process as a professional consultant, participating in over 50 appraisals to assist in reaching a settlement. Jay is involved in estimating, project management, owner’s representation, and onsite project monitoring. He has extensive involvement in numerous major loss assignments throughout the US. He has consulted on large, complex insurance losses, including those involving malls, airports, correctional facilities, marine structures, low-rise, mid-rise, and high-rise projects, utility facilities, and single- and multi-family structures.
Jay holds a Master's of Business Administration from Florida Gulf Coast University.
